Our client had been living abroad for the past 17 years, but were keen to move back to the UK to settle down and find a suitable property to purchase. The client retained Garrington to bring focus to the search and expedite the process of sourcing and buying a four to five-bedroom family home. A budget of around £1 million was set for a modern property with a large breakfast kitchen and a suitable office for homeworking.
At the time, our client were living in a town house in London, which they required to be sold. They also needed advice on moving to a new area and choosing the right location for their next property.
Although, our clients had never lived in East Anglia before, they decided that they had wanted to relocate to Cambridge or Saffron Walden; based on schooling options and future job opportunities. The main priority for our clients, after being abroad for so long, was for them all to settle into their new lifestyle as soon as possible.
Market conditions at the time were challenging, due to significant levels of political and economic turbulence which was directly influencing the UK property market.
Even though the London market was seeing a significant drop in sales, Garrington was able to assist our clients in coordinating selling their London property very quickly and easily, which enabled them to obtain a strong, chain free, cash purchasing position moving forward.
Matching the brief
In total, around 20 properties were viewed during the property search process. The brief started off focusing on high end, very modern properties in the East Cambridgeshire villages and around Saffron Walden.
Garrington advised the clients that the infrastructure of the search areas offered more period style properties. Within a few weeks our clients understood the dynamic of what they were looking for and the type of properties available. Garrington narrowed down the search area to Saffron Walden only, with flexibility on the style of house they were looking for.
Sourcing and acquiring
After several months of searching an exciting pre-market opportunity was found; which on review matched the majority of our client’s search brief. A viewing was set up before the property came onto the market, giving our clients a head start.
The vendor wanted to achieve the asking price, but were not looking to start a buying frenzy. An easy sale was on their mind as they had already identified a house they wanted to buy locally. Within two weeks, three cash buyers had offered the asking price; including our clients.
Being in a chain free, cash position, the agent knew from experience that Garrington would ensure the purchase was dealt with in a smooth and swift manner and as a result the vendor decided to accept the offer.
Due to Garrington’s detailed knowledge the clients was looking in, off and pre-market opportunities were identified swiftly matching the clients requirements.

At the delicate stage of property negotiations, being presented by Garrington made the critical difference to securing the perfect property without having to increase the offer being made. Ultimately the agent and the seller demand out client a more credible buyer by being professionally represented.
As a result our client were able to settle down in their new home, and really start enjoying their life in the UK.
